Barnhaus 102 is the 101 plan with a whole extra floor beneath it. The three levels above grade are the same engineered home: double-height living room under a glass gable, kitchen, office, first-floor guest suite, primary suite and two bedrooms upstairs, heated attic. Under them sits a 1,997 SF finished lower level that turns the house into 6,400 SF of heated space.
The lower level is planned as the house's second life: a 610 SF home gym, a 465 SF home theater, a 297 SF lounge, a sauna, and a fifth bedroom with its own bath and closet. It works as a complete guest or in-law apartment, or as a teenager's floor. Storage and a utility room take the mechanical load off the floors above.
Outside, the facade moves from charcoal to a warm bronze porcelain with the thermowood gable carried through, and the same 2,200 SF of terraces wrap the second floor and the rear of the house at grade. The house number is set into the facade in raised steel numerals.
Every dimension on this page comes from the home's digital twin, the complete 3D model from which the steel is manufactured. What you're reading is not a rendering of an idea. It's the description of a fully engineered building.
